Primary renter must be at least 25 years of age. Guests may be asked to present their IDs upon arrival or anytime during their stay. Do not rent this unit for another party. The primary renter must be staying in the unit.

About the Community/Property:

While staying at 11 Tidewater Court, you will be about a 3 to 5-minute walk away from the stunning coastline! You are about a ½-mile to the gorgeous Camp Helen State Park. Rosemary Beach is less than 2 miles away. Alys and Seacrest Beaches are within a 5 to 10-minute car ride. Northwest Florida Beaches International airport is just a 30-minute drive away.

About the Vacation Rental Unit:

This unit is on the ground (first) floor of the house for easy accessibility and has its own secure private entrance. Upon arrival, park in the driveway, then proceed to the left of the house and walk through the gate. Go all the way back to the back of the house. Once you see the pool, the Bahama's entry is the door facing the pool. Please, do not walk to the front door of the home.

Some important property disclosures: The property consists of three units. Two ground-floor studios, each with its own private entrance, and 1 unit on the upper floor with its own separate entrance. The only shared space on the property is the pool area, with the pool being unheated. Guests have the option to pay to have the pool heated; the additional cost is $15 daily for the length of your stay.

No extension cords of any kind may be used to charge any type of electrical vehicles.

Trash bins are emptied on Tuesday and Friday. Please leave the garbage bins at the end of the driveway for pick-up.

Gas Grill Instructions: Look for the hole on the side of the grill. This is where you will manually light the gas grill. Before lighting, gas must be released, which is controlled by the valve behind the grill. To release gas, turn the valve so that it is oriented up/down (ON); to stop the flow of gas, turn the valve so it is oriented sideways. Assure the valve is turned sideways (OFF) when the release of gas is no longer necessary.

Please be aware that there will be NO refunds for Wi-Fi issues as it’s not guaranteed. If reliable Wi-Fi is a must, you are welcome to bring your own internet hotspot.

Non-negotiable rules: No Smoking or Vaping, No Pets, No Events or Parties, No Firearms. Quiet hours are from 10pm to 7am (unless posted signage indicates otherwise).

  • Established quiet hours (unless otherwise stated) are 10pm-8am. No pets. No parties. No illegal drugs and no weapons of any kind may be brought into the vacation rental. No smoking inside unit or common hallways nor on patios and balconies. No glass items are permitted near the pool area. No indoor furniture may be moved to the outdoor patios or balconies under any circumstances. No items of any type shall be hung over or attached to the balcony rails. Only human waste and toilet paper may be flushed down the toilet. The best way to protect your cold food items is to minimize opening the refrigerator door & assure that the air vents (between freezer and fridge compartments) are not blocked – if airflow decreases, moisture and temperature increase. Putting many room-temperature items in the fridge at once will warm the refrigerator – cooling to its normal temperature may take hours. Do not run the AC while any doors

  • windows are open (the coolant lines may freeze). Set thermostats between 70 and 75 for optimal performance. Guests will be charged for any service calls to fix the HVAC system if coolant lines freeze due to failure to follow established guidelines. No refunds or credits will be forthcoming if guests violate any resort requirements and are consequently denied access to the property. No refunds or credits offered for internet outages or other amenities suddenly made unavailable by the resort. Guests will be fined for any damage to the unit or its contents.
