Adjacent to the Village of Baytowne Wharf that hosts a variety of dining and shopping venues as well as activities for all ages both day and night! Luxurious amenities of The Grand Sandestin are at your fingertips, including the dazzling swimming pool, hot tub complex, and a complete fitness facility. Walk to the Wharf for dinner, entertainment and shopping. For beach lovers, the complimentary tram will take you straight to entrance of our world famous, white sandy beach! The Grand Sandestin also offers underground parking for one car per reservation (NO oversized vehicles) and an open network for Wi-Fi.
Sandestin Golf and Beach Resort features more than 7 miles of beaches and pristine bay front, four championship golf courses, 15 world-class tennis courts, a 226-slip marina, a fitness center, spa and celebrity chef dining. Shop, dine and play at the charming pedestrian area of The Village of Baytowne Wharf and more. Inside the gates of the resort, residents enjoy the 2,400 acres from the beach to the bay. Everything within the gates of the resort is accessible by walking or bicycle. The entire resort is interconnected by miles of pedestrian or bike and paths that weave through groves of live oaks, meandering past natural lagoons, fountains, man-made lakes, and meticulously landscaped fairways.
Getting around the neighborhood is a breeze! The Village of Baytowne Wharf is a hop, skip, and a jump away: less than a quarter of a mile! Village activities include Adventure Land Playground (a safe and entertaining place for kids to play morning through evening); Baytowne Adventure Zone (sporting ziplines, ropes courses, and more!); Baytowne Carousel (bringing smiles to all age groups); Blast Arcade & Laser Maze (exciting, fun-filled family entertainment); Cloak & Dagger Escape Room (high tech rooms and great stories – 7 days a week).
Avoid delays by activating a registration process before you arrive! In order to take advantage of this complex’s underground parking, guests will, prior to their arrival, need to register for a parking QR code. While 30a Seascapes will pay for this registration process, guests need to sign up and activate it via email.
If guest requires additional parking, remaining cars may be parked in the Inspiration overflow lot, which can be found at the corner of Baytowne Avenue and Inspiration Way.
Directions to underground parking: Pass through the Welcome Gate and make a left on Baytowne Avenue. Continue on Baytowne Ave., making a slight right at the roundabout. Continue about 1 more mile, until you see a large sign for Hotel Effie. Make a left, at the sign, onto Grand Sandestin Boulevard. Keep to the right and pass the Grand Sandestin Hotel. Stay to the right once more and you will see the underground parking garage on your left.
Once you are in the garage, follow the overhead hanging signs for Grand Sandestin parking (straight ahead & to the left). You may park in any spot labeled Grand Sandestin. There are elevators in the garage that will take you to the floor housing your vacation rental.
Upon booking, you’ll receive timely communications about your trip. Access to your professionally cleaned and sanitized home is also convenient with our custom keyless locks. And, if you need anything before, during or after your stay, our local team is ready to help!
Please be aware that there will be NO refunds for Wi-Fi issues as it’s not guaranteed. If reliable Wi-Fi is a must, you are welcome to bring your own internet hotspot.
Non-negotiable rules: No Smoking or Vaping, No Pets, No Events or Parties, No Firearms. Quiet hours are from 10pm to 7am (unless posted signage indicates otherwise).

- 30a Seascapes Policies & Non-Negotiable House Rules: Established quiet hours are from 10pm to 7am (unless posted signage indicates otherwise). No pets. No parties. No illegal drugs and no weapons of any kind may be brought into the vacation rental. Only human waste and toilet paper may be flushed down the toilet. Smoking, vaping, or e-cigarette use is strictly prohibited at units managed by 30a Seascapes. The costs associated with eliminating odors and residue (including HVAC system care, whenever such systems are present) have compelled us to take a firm stance against smoking in our units. Smoking and vaping are not permitted inside common hallways nor on patios and balconies. Any clear evidence of smoking
- vaping will result in a $500 fine for the renting guest. Thank you for your compliance. If your unit has an air conditioning unit: • Do not run the AC while any doors

- windows are open (the coolant lines may freeze). • Set thermostats between 70 and 75 for optimal performance. • Guests will be charged for any service calls to fix the HVAC system if coolant lines freeze due to failure to follow established guidelines. If your vacation rental has a balcony, the following rules apply without exception: • It is unlawful to climb on or jump from balcony. • It is unlawful to throw items off balcony (including but not limited to food for animals). • No indoor furniture may be moved to the outdoor patios or balconies under any circumstances. • No items of any type shall be hung over or attached to the balcony rails. • Guests shall not lean themselves (or any other items) on the balcony rails. Unless explicitly stated otherwise, our properties do not accommodate parking for watercraft, trailers, campers, motor homes
- RVs, buses, or other similarly oversized vehicles. The best way to protect your cold food items is to minimize opening the refrigerator door & assure that the air vents (between freezer and fridge compartments) are not blocked – if airflow decreases, moisture and temperature increase. Putting many room-temperature items in a smaller fridge all at once will warm up the refrigerator – returning to its cooler default temperature could take hours. While we do offer free Wi-Fi, we simply cannot guarantee that it will work perfectly (or at all). To boot, Tech Support is limited in many areas. If it is crucial that you have reliable internet access, we strongly recommend you provide your own hotspot device. No refunds or credits are offered for Wi-Fi interruptions. No refunds or credits will be forthcoming if guests are in violation of any policies or requirements and are consequently denied access to the property. - HOA. Guests will be fined for any damage to the unit or its contents. Upon departure, take all personal belongings with you. Valued items left behind will be shipped at guest's expense and only on Fridays. Read our shipping policy here. Legal Matters: If you notice any safety concerns, please report them immediately. All guests understand and agree that Owner assumes no liability for loss, damage, claim or injury to persons or their personal property while on the Property, nor for any inconvenience, damage, claim, loss or injury arising from or related to any temporary defects or stoppage in supply of water, gas, cable service, electricity, internet service or plumbing; changes to rental assignments; website or brochure errors; weather conditions; natural disasters; acts of God; or other reasons beyond their control. Guest, for himself or herself, his or her heirs, assignors, executors, and administrators, and on behalf of each occupant of the Property, and such occupants heirs, assignors, executors and administrators (each a “Guest Releasing Party”), fully release and discharge the Owner from any and all liabilities, claims, demands, and causes of action which any Guest Releasing Party has or may have in the future by reason of any illness, infection, injury, loss or damage by whatever nature which has or have occurred, or may occur to any Guest Releasing Party during the stay as a result, or in connection with the occupancy of the Property or in use of any item provided during Guest(s) stay, including bikes, golf carts or other recreational items, including any claims, damages, costs or causes of action due to the negligence, breach of contract or wrongful conduct of any Owner, and agrees not to sue and to hold Owner free and harmless of any claim or suit arising there from. By making a reservation you agree to adhere to all the terms, conditions, and regulations applicable to your stay while simultaneously obeying all local laws. Please communicate via the platform used to make your reservation. A representative is available to assist you during our regular business hours (8am-10pm Central).
